You don't need to spend much time in Rotterdam Square Mall to see that it's in trouble. Vacant stores, going-out-of-business sales and the imminent departure of one of its anchors, Macy's, indicate a shaky future. Add with the fact that its two surviving anchors, Sears and Kmart, are financially troubled, it's easy to imagine the mall on the same slippery path as the now-demolished Latham Circle Mall. Meanwhile, Crossgates Mall and Colonie Center are thriving, with Crossgates adding Lord & Taylor and Michael Kors stores, and Colonie Center bringing in Nordstrom Rack. What's happening in the Capital Region mirrors a national trend: Malls that cater to a higher income crowd are surviving. those that appeal to shoppers with lesser incomes are struggling and disappearing. "The world of malls has bifurcated," said Paco Underhill , author of "The Call of the Mall" and a New York City-based consultant to shopping centers. "The A mall is doing just fine. It is the B and C malls, that were put up really quickly, they were butt-ugly the day they opened and haven't gotten any better. Nationally, the number of malls classified as "troubled" more than doubled from 4 percent in 2006 to 10 percent at the end of 2014, said Ryan McCullough , a real estate economist at the CoStar Group , a Washington, D. C. -based provider of real... It defines a troubled mall as one where 20 percent of the space is vacant. "Usually that's a threshold where it is hard to retain and attract tenants," McCullough said. One reason for the rise in the number of troubled malls is that there are too many, Underhill said. "In 1982, we were opening up 400 malls a year, and the malls were opening up to serve a new or underserved audience," he said. "By the 1990s, they were looking to steal others' customers. The Capital Region has seen malls wither and die before: Besides Latham Circle, Mohawk Mall in Niskayuna and Northway Mall in Colonie were replaced with outdoor retail plazas. The Atrium Mall in Troy now has far more office workers than retailers. Clifton Country Mall was on the verge of failing when a new owner bought it in 2006, changed its name to Clifton Park Center and revitalized it by turning much of it into an outdoor plaza. Pete Blackbird, a Glens Falls native and a founder of the website deadmalls. com, said smaller malls are the ones that struggle the most. "If they are a. Source: www.timesunion.com
